(a) that a lessee must pay rent to the manager who must keep the rent in trust or pay, on the direction of the Director, the costs of complying with this Act, the regulations or a lease agreement with respect to maintenance, repairs or services or facilities; 3 A person who has not attained the age of 19 years may enter into a rental contract or a service contract, and the contract and this law and the provisions are enforceable notwithstanding section 19 of the Infants Act of and against the person. 3. The Director may take any action necessary for the enforcement of the rights, obligations and prohibitions set out in this Act, including an injunction by a lessor or lessee to comply with this Act, the regulations or a lease agreement, and an order for the application of that Act. 100 (1) Section 23 [State: Commencement of Lease] and 24 [Consequences of An Unfilled Declaration] of this Act do not apply to a lessor or lessee in respect of a lease that commenced before January 1, 2004, except subsection 2. (a) order the termination of a lease on a date different from that set out in the notice of termination of the lease, or if a lessor terminates the lease for major repairs or renovations in a leased building of five or more rental units, the lessee has a right of pre-emption. To exercise the right, the tenant must give this form to the lessor before evacuating the rental unit. 51.2 (1) In the case of a rental unit in a building with 5 or more rental units, a lessee who has provided a notification under section 49(6) of the Regulation. b, has the right, at the end of the renovations or repairs for which the termination has taken place, to conclude a new rental agreement for the rental unit if, before the tenant evacuates the rental unit, the tenant informs the lessor that the tenant intends to do so. (g) that a lease may be assigned or a rental unit may be sublet if the consent of the lessor has been unreasonably withheld, contrary to Article 34(2) [assignment and subletting]. Once you have entered into a rental agreement, section 13(3) of the ATR requires your landlord to provide you with a copy of the agreement within 21 days. If your landlord refuses to provide you with a copy of your agreement, use the TRAC form letter, copy of the lease.
